Professional Roof Inspection for Colorado Springs Homeowners

$100 inspection — no contractor sales pitch

After working with every major insurance carrier for over a decade, I know exactly how to document roof damage they can’t dispute. I’ll inspect your roof, photograph the evidence, and guide you through your specific carrier’s claim process from start to finish.

Insurance Carriers Worked With

What You’re Up Against

Insurance companies handle thousands of roof claims every year with trained adjusters. You’re handling one—maybe two—in your lifetime. That experience gap costs Colorado Springs homeowners an average of $4,200 in missed coverage.

Adjusters Minimize Damage Severity

Your adjuster’s job is to settle your claim for as little as possible. They’ll attribute damage to “normal wear and tear,” apply aggressive depreciation, and exclude code-required upgrades. I’ve seen State Farm deny $12,000 in legitimate hail damage because the homeowner didn’t know how to document impact points correctly.

Contractors Have Conflicts of Interest

Roofing contractors offering “free inspections” want to win YOUR contract. They’re competing against other bidders, so they often minimize damage documentation to keep their estimate competitive.
My incentive is different: I charge $100 directly for my time. I don’t install roofs, sell materials, or have any financial arrangement with contractors. That means my documentation serves your claim — not a bid I’m trying to win.

Code Compliance Gets Ignored

Pikes Peak Regional Building Department requires current code compliance for roof replacements. Insurance estimates routinely exclude ice and water shield, wind uplift upgrades, and proper flashing—$3,000 to $8,000 in surprise costs that hit mid-project. I document these requirements upfront so your settlement covers what you’ll actually need to pay.

My 3-Step Process

Simple, transparent, and focused on getting you the settlement you deserve.

Comprehensive Roof Inspection

I inspect your entire property personally—roof, siding, gutters, windows—using the same documentation methods insurance adjusters use. You’ll get professional photos showing impact points, granule loss, and all claimable damage.

Damage Documentation

I photograph damage using carrier-specific documentation standards. State Farm requires different evidence than Allstate. USAA has different depreciation formulas than Farmers. I know what each carrier approves, denies, and how to present evidence they can’t dispute.

Claim Advocacy & Support

I’ll attend your adjuster meeting, review their estimate line-by-line, and help you UNDERSTAND what’s included and what’s missing. If your claim gets denied or lowballed, I’ll EXPLAIN your options for appeal. My job is providing expert knowledge so you can make informed decisions about your settlement.

Why I’m Not Like Other Roofers

Simple, transparent, and focused on getting you the settlement you deserve.

Typical Roofing Contractor

Sales-Driven Approach

  • Quick inspection (15-20 minutes)
  • Amateur photos taken on phone
  • Generic estimate submitted
  • Limited understanding of carrier documentation standards
  • “Call us when your claim is approved”
  • No expert support during adjuster meetings

My Approach

Advocacy-Driven Approach

  • Thorough inspection (60-90 minutes)
  • Professional documentation (50+ photos)
  • Evidence and Xactimate submitted directly to carrier on your behalf
  • 10+ years understanding carrier-specific standards
  • I attend adjuster meetings and explain findings
  • Personal contractor recommendations if you need them — no financial tie to my fee or findings

I’m not a public adjuster — I don’t negotiate settlements on your behalf. What I provide is professional damage documentation and expert evidence submission that dramatically increases your chances of a fair settlement. If you need a contractor afterward, I can point you toward people I’ve personally seen do quality work — but that recommendation doesn’t change my fee or my findings.

How I Get Paid

I charge $100 directly for my time. That’s it.
I don’t install roofs, sell materials, or have any financial arrangement with contractors. My fee is for the inspection and documentation — not for steering you toward a particular bid or outcome.

Here’s what that means:

  • You pay for my time upfront, so my findings aren’t tied to whether you file a claim or hire anyone afterward
  • If your roof qualifies for a claim, I’ll tell you If it doesn’t, I’ll tell you that too
  • If you need a contractor recommendation later, I can point you toward people I’ve personally seen do quality work — but that recommendation doesn’t change my fee or my findings
  • My incentive is simple: give you an honest assessment. Nothing else is riding on the outcome.

Common Questions

Don’t see your question? Call (719) 210-8699 or schedule a $100 inspection to discuss your specific situation.

How long does a roof inspection take?

Most inspections take about 45–60 minutes on site, depending on roof size and complexity. After that, I sit down with you to walk through what I found and answer your questions — usually another 15–20 minutes. Plan on roughly an hour total.

Do I need to be home during the inspection?

No, you don’t need to be home. I just need access to your property. However, many homeowners prefer to be present so they can see the damage firsthand and ask questions. Either way works fine.

What if I haven’t filed an insurance claim yet?

That’s actually the best time to call me. I’ll assess whether you have claimable damage before you file. Filing unnecessary claims can raise your premiums, so I’ll give you an honest evaluation of whether a claim makes sense for your situation.

Will you pressure me to sign a contract?

No. I charge $100 for the inspection and sit down with you to review what I found. You decide after seeing the documentation whether you want to move forward with a claim — or hire anyone at all. No pressure, just an honest assessment and your choice.

What areas do you serve?

I serve Colorado Springs and the surrounding areas including Monument, Fountain, Falcon, Peyton, Black Forest, and Woodland Park. If you’re outside this area, call me anyway—I may be able to help or refer you to someone I trust.

What if my insurance claim gets denied?

Denials happen, but they’re often reversible with proper documentation. I’ll help you understand why it was denied and can provide additional evidence you might submit for appeal. Properly documented claims have much better success rates on appeal.

How do I know if I have hail damage?

Hail damage isn’t always obvious from the ground. Look for dented gutters, damaged AC units, or cracked siding—these are signs your roof likely has damage too. I’ll climb up and check for impact points, granule loss, and bruising that insurance adjusters look for.

What insurance companies do you work with?

I’ve worked with every major carrier: State Farm, Allstate, USAA, Farmers, American Family, Nationwide, Liberty Mutual, and more. Each company has different documentation standards and approval processes—I know them all.

Do you work on cash jobs (non-insurance)?

Yes! I work with both insurance claims and cash-paying customers. Whether you’re filing insurance or paying out of pocket, you get the same professional documentation, code compliance support, and quality.

What happens if I already signed with another roofer?

Call me anyway. If you have concerns about their findings, timeline, or communication, I can provide a second opinion. Depending on your contract terms, you might have options. Honest assessment, no pressure.
